A guest house with an outdoor swimming pool and gym located along the River Bure is going up for auction.
Bridge House in Coltishall is currently being listed with Auction House East Anglia for a guide price of £550,000.
But the building's current owner said it has not been an easy decision to part with it.
With rising energy bills and the cost of living crisis, Tony Tamburello said he has had no choice.
"I bought it as a B&B in 2016," said the 59-year-old. "Before I had it, it was very dingey and dated so we had a few things to fix and update.
"But it's a lovely building right by the river. I call it my little slice of heaven.
"Unfortunately when Covid hit, it just became harder and harder to run.
"I don't want to go but with the current economic climate I don't have a choice."
The property has nine letting rooms - six of which are en suite - and a private living accommodation.
It has extensive gardens with a riverbank which was previously used as a base by Summer SUP Paddleboard hire.
There is also an outdoor swimming pool, a gym and ancillary buildings.
Mr Tamburello said: "I think it needs a buyer who has the money to invest into it.
"It's endless what you could do. The building has so much potential - but I hope it never loses its quirkiness.
"I would love to see it continue as a guest house or B&B. What you could get in revenue is amazing.
"I also hope Summer SUP can continue. They are a real asset to the village.
"They brought in so many people to the river bank last year and they did really well."
The property, located towards the centre of Coltishall, benefits from its proximity to the Norfolk Broads and local amenities.
A spokesperson from Auction House East Anglia said it presents a "fantastic investment opportunity to add value and maximise the potential of the uniquely located asset".
